Property Maintenance Technician

Position Title:             Property Maintenance Technician

Purpose:

The highly visible position performs regular and preventative maintenance for all of the organization’s facilities and equipment. Recent unit turn experience is required. The position may assist other skilled workers with HVAC, carpentry, electrical, plumbing, painting, or general building/facility maintenance projects as assigned or required. Must possess personal hand tools and have a reliable vehicle to travel between locations.

  • Responsibilities:
    Complete unit turns in a timely manner
  • Performs wall patching, replace electrical receptacles and switches, blind replacement, installation of kitchen cabinets and sinks, plumbing and painting
  • Troubleshoot electrical circuits
  • Perform ongoing preventative maintenance to indoor and outdoor building equipment and machinery
  • Knowledge of low pressure one pipe steam heating system operation
  • Knowledge of gas fire or electric heating furnaces
  • Knowledge of split system air conditioning
  • Complete unit turns, wall patching, replace electrical receptacles and switches, blind replacement, installation of kitchen cabinets and sinks, plumbing and painting
  • Rod drains
  • Evaluate and obtain the necessary parts for repairs and/or retrofit for older equipment
  • Respond to maintenance request in a timely manner
  • Provide snow removal as required
  • Regularly, 2-3 times per week, conduct walk through inspections of all facilities
  • Maintain strong of knowledge of building layout and structure
  • Maintain continual functioning of all building systems
  • Assists’ in facility renovation or enhancement projects as required
  • Retrieve tools and/or supplies from suppliers and needed
  • Clean work area, tools, machines, and equipment
  • Maintain accurate and timely records of maintenance performed.

Knowledge, Skills, Abilities:

  • Knowledge of maintenance and equipment repair methods
  • Knowledge of procedures to safely utilize hand tools and power tools while adhering to all safety precautions
  • Ability to effectively communicate verbally with internal and external contacts. clients, and tenants vendors, and other partners
  • Ability to maintain a positive attitude during difficult and high stress times
  • Ability to talk to others to convey information clearly and effectively
  • Ability to perform duties with limited supervision
  • Ability to see clearly at 20 inches or less, and 20 feet or more
  • Ability to work in an environment with frequent periods of moderate to loud noise
  • Ability to perform operations using units of American currency and weight measurement, volume, and distance
  • Ability to crawl into small spaces to conduct repairs and inspections
  • Ability to occasionally climb ladders to conduct repairs and inspections
  • Ability to stand and sit for long periods of time
  • Ability to use hands to finger, handle, or feet
  • Ability to lift/maneuver up to 60 pounds

Qualifications:

Education/Experience

  • High school diploma or general education degree (GED) required. 5+ year’s Maintenance experience in commercial and/or industrial maintenance is also required
  • Maintenance related certifications are a definite plus!
  • Basic Computer skills are required

Full-time and Part -time

Pay: $20.00 – $22.00 per hour
