Job Description

Purpose: This is semi-skilled worker in the maintenance and repair of buildings and equipment, involving several of the building and mechanical trades. Assists skilled carpenters, plumbers, electricians or other higher-level maintenance staff in performing maintenance, repair and construction activities.


  • Performs routine maintenance painting building surfaces and equipment and patch plastering walls.
  • Performs routine maintenance carpentry work on such items as furniture, doors, windows, shelves, and floors; assembles modular furniture.
  • Performs routine maintenance plumbing work such as unstopping toilets and drains; replacing faucets, valves, and washers; and repairing water line leaks.
  • Performs routine maintenance electrical work such as replacing light bulbs, outlets, and switches, and limited repairs of electrical motors, generators, and communication equipment.
  • Performs minor repairs and adjustments to a variety of machines and equipment such as window air conditioners, building structures and kitchen appliances.
  • Receives supervision from a Maintenance Supervisor or other designated supervisor; however, duties are generally of limited difficulty and performed according to established procedures and specific instructions that are provided on new or complex work
  • Identify and report and or generate maintenance work orders
  • Report rodent and insect infestations, set and or remove traps, plug entrance holes
  • Outside common areas pick-up trash, sweeping, and cleaning of walkway surfaces
  • Monitor building security and safety, check locking of doors and gates
  • Check outdoor electrical boxes, lights, etc. use to ensure that no hazards are present
  • May move equipment and discarded furniture
  • Report life safety issues and any tenant criminal behavior
  • Blow down boilers as needed or requested
  • Perform other duties as needed or directed by the KMA Property Management Group
  • Be available on off hours for emergencies as needed

Knowledge, Skills, Abilities

  • Introductory knowledge of the standard tools and practices of the various trades such as mechanical, electrical, plumbing, painting, carpentry, and plastering.
  • Introductory knowledge of the occupational hazards and safety precautions of the mechanical and building trades.
  • Ability to perform semi-skilled work in a variety of mechanical and building trades.
  • Ability to interpret and work from sketches, blueprints, plans, penciled layouts, and drawings.
  • Ability to understand and follow instructions.
  • Ability to operate a motor vehicle and/or motorized equipment as necessary in the performance of assignments.
  • Ability to work outdoors under varying weather conditions as necessary in the performance of assignments.
  • Knowledge of materials, methods, and the tools involved in the construction or repair of building or other structures is helpful
  • Ability to develop constructive and cooperative working relationships with others and maintain them over time
  • Ability to operate a motor vehicle and/or motorized equipment as necessary in the performance of assignments.
  • Ability to communicate effectively with individuals within and outside of the Organization

Job Requirements

Qualifications: Education/Experience:

  • High School Diploma or GED, one or more years of semi-skilled experience in general maintenance work (not landscaping/grounds keeping work or custodial/cleaning work)
  • Yearly continuing education requirements will be established and required

 Certificates/Licenses Required

  • Must possess a valid Driver’s License

 Language Ability

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before clients

Reasoning Ability

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations.
